Leaving Your Home...

Where we love is home, home that our feet may leave, but not our hearts”.                       Oliver Wendell Homes Jr.

It's time to make a choice! We've seen some tough times and we can't keep looking back at how the real estate market once was. Are you going to sit back and long for the "Good 'Ol days" and watch home values change and crumble around you - or are you going to embrace the changes? It's never too late to jump into the real estate game. There are deals to be made and affordable, quality, homes are available right now today.

When we think of leaving the place we have called home, we often approach it with mixed feelings. On the one hand, we are excited to get on to the next place. But on the other, we are sad to leave behind all the memories and love we have within the walls of this home.

These mixed feelings can often get in the way of our ability to make good decisions when the time comes to sell our house. It is then that we most need someone who is objective to help us sort out our feelings from the facts. To keep us moving forward when we feel stuck.

My name is Cynthia Wollersheim and as your real estate agent, this is what I do for you. I look out for your interests throughout the whole process. I know that this move isn’t just a real estate transaction for you, but instead it is part of a larger transition that you are facing in your life. With this understanding, I am in a better position to help and guide you.

If you are considering selling your home, please give me a call or email me…. I’d love to help you.  If you will email me now... you’ll see I am offering a free CMA to assist you in determining your home's value and its free too.

Just in case you’ve too busy to call or email right now, I’ve enclosed a link for you to reach me. Simply fill it out and I’ll get in touch with you. I look forward to meeting you.

Selling your home is probably one of the more important major financial transactions you will make. The goal is to sell your home as fast as possible and for the best possible selling price.

Here are some suggestions to prepare your home for a quick sale.

Need assistance? The First Weber Concierge Desk can help.

Outside appearance:

  • Your front door is the first thing buyers will see. Be sure it appears fresh and clean.
  • Make sure your yard is free of refuse and leaves.

Safety:

  • During winter, make certain to remove all ice and snow from steps and walkways.
  • Keep all indoor and outdoor traffic areas, especially stairways, clear and uncluttered.

Lighting:

  • Open drapes and curtains to let in natural light.
  • Make sure that all windows are clean so your home appears as bright and cheery as possible.
  • Turn on all of your outside and inside lights when showing your home at night. It will make your potential buyer feel welcome.

Important areas:

  • Make sure doors, windows, and cabinets do not stick or have loose knobs.
  • Make closets appear bigger by organizing them neatly to display that your home has ample storage space.

Fixtures:

  • Fix any leaky faucets. Dripping water discolors sinks and suggests faulty or worn-out plumbing.

Rooms:

  • Repaint faded walls, ceilings and trim where needed.
  • Sand and refinish worn woodwork.
  • An immaculate, updated kitchen can sell a home. Update appliances and lighting if possible. If needed, re-caulk around sink, and re-grout around or replace kitchen tiles. Clean and organize the inside of all cabinets.
  • An updated bathroom that gleams can sell a home. Repair any damaged or discolored caulking around the sink, bathtub and shower. Be sure all towels and area rugs are bright and clean.

All Spaces:

  • Display the full value of your attic, basement, and other utility space (including crawl spaces).
  • Remove all unnecessary articles and debris.

Bedrooms:

  • Bedrooms should appear bright and cheerful.
  • Remove all excess furniture, and be sure that bedspreads and curtains are freshly laundered and attractive.

Atmosphere:

  • Limit the number of visitors or family members present during a home inspection. They can make the potential buyer feel uncomfortable.
  • Turn off the stereo and television so the potential buyer and agent can discuss your home in a relaxed environment, free of distractions.
  • Keep pets from disturbing potential buyers. Restrict them to the backyard or an alternative location.

Approach:

  • Be courteous and friendly.
  • Don’t insist on conversing with a potential buyer.
  • Never apologize for the appearance of your home. Let your agent address any derogatory comments or suggestions.
  • Let the agent emphasize the virtues of your home to potential buyers.
  • Avoid selling furniture or furnishings to potential buyers before they have purchased the home. This can potentially lose the sale.

Negotiations:

  • Let your agent discuss the selling price, terms, possessions and other factors regarding the sale of your home with the potential buyer.
  • Agents are trained negotiators. Let your agent bring your negotiations to a satisfactory conclusion.

Procedure:

  • Use a First Weber Realtor®.
  • We recommend that your home be shown to prospective buyers only by appointment scheduled through a First Weber office.

Results:

  • Following these tips will help ensure your home sells more quickly and at the best possible price.

How to Price Right

The dangers of overpricing

Activity vs weeks on market
  • Fewer buyers are attracted and fewer offers received
  • Marketing time is prolonged and initial marketing momentum is lost
  • The property attracts “lookers” and makes competing houses look comparatively better
  • If a property does sell above true market value, it may not appraise and the buyers may not be able to secure a loan
  • The property may eventually sell below market value
  • Accurate pricing is the first and most important step towards successfully marketing your home. To receive a free, comprehensive Comparative Market Analysis, simply click on the link below and complete the brief e-mail form. There is no obligation.
